HELOC basics
The questions people type into Google first.
What do I need to apply for a HELOC?
Aven's online application asks for your name, date of birth, Social Security number, address, household income and what the money is for. Then you upload your ID and connect your bank so your income is confirmed automatically. Keep your mortgage statement handy so you know what you owe.
How long does it take to get a HELOC?
Checking your offer takes about 3 minutes. Then you verify your ID and income, sign with a notary, and get funded, in as fast as 10 days here in Alaska. After you sign on your main home, there's a 3-business-day window to cancel before the money moves.
What is a HELOC?
HELOC stands for home equity line of credit. It's a credit line secured by your home, sitting behind your first mortgage. You draw from it as you need, pay it down and draw again, and you only pay interest on what you've used.
How does a HELOC work?
Think of it like a credit card backed by your house. You get a limit. During the draw period you pull money when you need it. Then comes the repayment period, when you pay back what you owe. Interest is charged only on the balance you've actually drawn.
Is a HELOC a second mortgage?
Usually, yes. It puts a second lien on your home behind your first mortgage. If your home is paid off, the HELOC can be the only lien on it.
Do I have to refinance to get a HELOC?
No. That's the whole point. Your first mortgage stays exactly as it is, same rate, same payment. The HELOC is a separate line on top.
Does a HELOC change my mortgage rate or payment?
No. Your first mortgage doesn't change at all. You'll just have a second payment for whatever you've drawn on the HELOC.
Does my HELOC have to be with the same bank as my mortgage?
No. You can get a HELOC from a different lender than the one that holds your mortgage. That's exactly how most of my HELOC clients do it.
How does a HELOC get paid back?
It depends on the lender. Many HELOCs let you pay interest only at first, then switch to principal and interest. Aven doesn't do interest-only: each draw is paid back on a fixed schedule you pick, 5, 10, 15 or 30 years, so the payment is the same every month. You can draw again for 5 years.
Can I pay off a HELOC early?
Yes. Aven charges no prepayment fees, so pay it down whenever you want.
topic 2 of 6
who qualifies
Equity, credit and income. Here's how each one plays in.
How much equity do I need for a HELOC?
Equity is your home's value minus what you owe. With Aven, your mortgage plus the HELOC can add up to 85% of your home's value, or 89% on lines up to $100,000. On a rental it's 70%.
How much can I borrow with a HELOC in Alaska?
Take your home's value, multiply by the lender's max percentage, and subtract what you owe on your mortgage. That's roughly your line. With Aven, lines run from $5,000 up to $400,000, and your credit score sets the ceiling: 740 and up can go to $400,000, 700 to 739 up to $300,000, 680 to 699 up to $200,000, and 620 to 679 up to $150,000.
What credit score do I need for a HELOC?
With Aven, everyone on the application needs a score above 620. Higher scores unlock bigger lines and better pricing. If you're close, send me your info anyway. I'll tell you what would get you over the line.
Can I get a HELOC with bad credit?
It's harder, not always impossible. Your equity helps, and so does a clean last 12 months. Send me your info and I'll be honest about whether to apply now or fix a couple of things first.
Does a HELOC hurt my credit score?
Checking your offer is a soft pull and won't affect your score. Aven only does a hard pull after you accept an offer and schedule your signing. A new account can dip your score a little at first, and paying on time helps it over time.
Can I get a HELOC if I'm retired or self-employed?
Yes. Social Security, pension and 401(k) income count with an award or distribution letter. Self-employed? Connect your bank account, or use your 1040s and 1099s. Rental income counts too.
Can I get a HELOC without a job or income?
Not usually. HELOC lenders still need to see income that covers the payment. If you're between jobs, let's talk timing.
How soon can I get a HELOC after buying a house?
With Aven, you need to have owned the home for more than 90 days, or 18 months if it's a rental. Most lenders also want some equity built up, so a brand-new purchase with a small down payment usually has to wait.
Can I get a HELOC if my house is paid off?
Yes, and it's one of the easiest cases. With no mortgage, all of your equity counts toward the line.
Can I get a HELOC after bankruptcy or late payments?
Usually yes, after a waiting period. With Aven, a Chapter 7 needs to be more than 4 years past discharge or dismissal, and any other bankruptcy more than 12 months. You also need no 30-day late mortgage payments in the last 2 years, no mortgage in forbearance, and no charged-off accounts in the last 12 months.
Do I need an appraisal for a HELOC?
Usually not. Aven values your home with an automated valuation instead of sending an appraiser. If the online value isn't solid enough, they order a drive-by appraisal, so nobody has to come inside.
topic 3 of 6
rates, costs and taxes
What it costs, and what moves the number.
Are HELOC rates fixed or variable?
Most traditional HELOCs are variable and move with the prime rate. Aven works differently: your first draw and any cash you take out later get a fixed rate, so the payment never changes. Only purchases made with the Aven card use a variable rate.
What sets my HELOC rate?
Your credit score, how much equity you keep after the line, your debt-to-income, and the market. More equity and better credit usually mean a lower rate.
How is a HELOC payment calculated?
On an interest-only payment, it's roughly your balance times the rate, divided by 12. Once principal is included, the payment goes up because you're paying the balance down too. You only pay on what you've drawn, not your full limit.
Does a HELOC have closing costs?
Some do, some don't. With Aven there's a one-time fee on your first draw, added to the line instead of paid out of pocket, and no fees on draws after that. Aven covers title insurance and in-person signing, and recording costs go on a 12-month interest-free plan. I'll show you every number before you sign.
Is HELOC interest tax deductible?
Under IRS rules, home equity interest is deductible only when the money buys, builds or substantially improves the home that secures the line, and only if you itemize (IRS Publication 936). Money used for debt payoff or a car doesn't qualify.
Are HELOC rates going down?
Variable HELOC rates follow the prime rate, which moves when the Federal Reserve changes its rate. Nobody can promise where it goes next. Pick a payment you're comfortable with at today's rate.
topic 4 of 6
HELOC vs. the alternatives
Which one fits, in plain English.
HELOC or home equity loan: which is better?
A HELOC wins if you'll spend over time, like a remodel paid in stages. A home equity loan wins if you need one set amount and want a payment that never changes. Same home, different tool.
HELOC or cash-out refinance?
If your current mortgage rate is lower than today's rates, a HELOC usually wins because you keep that low rate on most of your debt. If rates have dropped below what you have now, a cash-out refi can win. I run both on your numbers.
HELOC or personal loan?
A HELOC is secured by your home, so the rate is usually lower and the limit higher. A personal loan doesn't touch your house, which is the one reason to pick it for a small, short-term need.
Is a HELOC a good idea?
It's a great tool when the money builds something: a better home, a rental, a smaller debt bill. It's a bad idea for covering overspending, because your home is on the line. I'll tell you if I think it's the wrong move for you.
topic 5 of 6
ways to use it
Your equity is a tool. Here's how people I work with put it to work.
Can I use a HELOC for anything?
Generally yes. It's your money to spend once the line is open. Just remember the tax deduction only applies to money spent improving the home.
Can I use a HELOC for a down payment on another house?
Often, yes. The catch: the new lender counts your HELOC payment in your debt, and some loan types have rules about borrowed down payments. Plan it with me before you write an offer. My real estate investing Q&A walks through buying rentals.
Should I use a HELOC to pay off credit cards?
It can save a lot of interest. But you're turning unsecured debt into debt against your home. Do it only if you've fixed what ran the cards up, so you don't end up with both.
Can I get a HELOC on a rental or a second home?
Yes. Rentals and second homes need a 720+ score, at least 18 months of ownership, and the line can go up to 70% of the home's value, up to $250,000. Duplexes, triplexes and fourplexes all qualify, so this works for house hackers too.

Alaska HELOC questions
The stuff the national rate tables don't cover.
Can I get a HELOC in Alaska?
Yes. Banks and credit unions here offer them, and so do online lenders. I'm a broker, so I can match you with the one that fits instead of the one with a branch nearby. Aven, the lender behind my online application, is licensed in Alaska.
Is there a limit on HELOCs in Alaska?
No separate Alaska cap. Aven lends in Alaska with the same limits as everywhere else: up to $400,000, depending on your credit score and equity.
Can I get a HELOC on a cabin or a home off the road system?
Usually, if it's a standard-built home. Aven values homes online and orders a drive-by appraisal when it can't. Log homes and other non-standard construction aren't eligible with Aven, and neither are manufactured homes. Tell me about the property and I'll find you the right route.
Can I get a HELOC on a condo or a manufactured home?
Condos, including detached condos, are eligible with Aven. High-rise condos, co-ops and manufactured homes aren't. If yours doesn't fit, tell me about it and I'll find another route.
Can I get a HELOC if my home is in a trust?
Yes, if it's a personal, revocable family trust. All trustees sign at closing. Homes owned by an LLC, corporation or partnership aren't eligible with Aven.
Why work with a local broker instead of applying with a bank?
A bank can only offer its own HELOC. I can compare, tell you when a cash-out refi or a home equity loan beats it, and you can text me when something comes up. Same online speed, a real person on your side.
still have a question?
Text me. I answer these myself, usually the same day.
