Fairbanks, North Pole, Eielson and Fort Wainwright
Buying a home in Fairbanks and North Pole, Alaska
I'm Slavik Lund, a mortgage broker with First Rate Financial. I'm based in Anchorage and I lend all over Alaska, Fairbanks and North Pole included. Fairbanks is its own market: its own borough, its own BAH rate for Eielson and Fort Wainwright, and real cold-country rules on wood stoves and foundations. The loans and the process are the same ones I use every day.

buying near Eielson AFB and Fort Wainwright
Fairbanks has its own housing allowance, separate from Anchorage. Here are the real 2026 numbers, then the questions I get most.
| Rank | With dependents | Without dependents |
|---|---|---|
| E-4 | $2,106 | $1,581 |
| E-5 | $2,436 | $1,827 |
| E-6 | $2,454 | $1,887 |
| E-7 | $2,610 | $1,989 |
| O-3 | $2,937 | $2,301 |
Source: Defense Travel Management Office BAH rate lookup, 2026 monthly rates. Eielson (ZIP 99702) and Fort Wainwright (ZIP 99703) both fall in Military Housing Area AK405, Fairbanks, so the rates are the same.
What's the 2026 BAH at Fort Wainwright and Eielson AFB?
Both bases share the Fairbanks rate (Military Housing Area AK405). For 2026 an E-5 with dependents gets $2,436 a month and an O-3 with dependents gets $2,937 (DoD BAH lookup). The table on this page has more ranks.
Is Fairbanks BAH the same as JBER?
No. Fairbanks is a different housing area. For 2026 an E-6 with dependents gets $2,454 a month in Fairbanks and $2,892 at JBER (DoD BAH lookup). If you're PCSing between the two, we rerun your numbers with the right rate.
Can I buy near Eielson or Fort Wainwright with zero down on a VA loan?
Does my BAH count as income on a mortgage?
Yes. BAH is tax-free, so lenders can gross it up, which means it counts for more than the number on your LES. My JBER guide walks through the math, and it works the same way in Fairbanks.
Can I start my pre-approval before I PCS to Fairbanks?
Yes. Most of my military buyers start from out of state. Apply online, upload your LES, your orders, a bank statement and your ID, and we build the plan before you land. Underwriting looks at your orders, so how long you'll be stationed here matters.
Should I buy or rent on a short Fairbanks tour?
Run both. If you buy, you can keep the home as a rental when you PCS, and in my opinion the bases keep rental demand steady. Selling is a one-way door. You can always sell later. I'll show you the numbers both ways.

what to know about buying in Fairbanks
Cold-country homes come with a few rules Anchorage buyers never think about. None of them should scare you off.
Are homes cheaper in Fairbanks than in Anchorage?
Generally, yes. HUD's 2026 loan limit table uses a median sale price of $335,000 for the Fairbanks North Star Borough and $460,000 for Anchorage (HUD). From my own loan files, Fairbanks tends to have lower prices and stronger rental returns, and building costs run higher because of the cold.
What's the wood stove rule when you buy in Fairbanks or North Pole?
Inside the Fairbanks North Star Borough PM2.5 nonattainment area, wood stoves, pellet stoves, coal stoves and hydronic heaters that don't meet current emission standards must be removed or replaced before the sale closes, and compliant ones get registered (Alaska DEC). DEC has a map to check whether an address is inside the area. The seller and your agent handle it. I just make sure it's done before closing day.
Do I need to worry about permafrost?
Ask about it, then let a good inspector answer. Disturbing permafrost can make it thaw and cause uneven foundation settling (UAF Cooperative Extension). Hire an inspector who knows Interior homes, and have them look closely at the foundation and floors.
Can I buy a home in a Fairbanks winter?
Yes. Buy when it's right for you, not when the weather says so. I plan inspections and appraisals around the cold and the dark so it doesn't slow you down. Ask the seller for a year of heating bills too, so your budget is real.
What are the 2026 FHA loan limits in Fairbanks?
For the Fairbanks North Star Borough in 2026: $541,287 for 1 unit, $693,050 for 2 units, $837,700 for 3 units and $1,041,125 for 4 units (HUD).

loans that fit Fairbanks
VA, FHA, conventional, AHFC, and in the right spot, USDA. Here's how I sort them.
FHA, conventional, VA or AHFC: which loan fits?
I run them side by side on your real numbers and we pick the winner. VA if you've served. FHA is forgiving on credit. Conventional mortgage insurance can come off later. And AHFC programs are good for almost everybody, with income limits on some of them.
Can I get a USDA zero-down loan around Fairbanks or North Pole?
It depends on the exact address and your household income. USDA eligibility goes property by property, so I check yours on USDA's eligibility map before we count on it. If it doesn't qualify, VA, FHA and AHFC still give you low-down options.
Can an Anchorage mortgage broker do my Fairbanks loan?
Yes. I'm licensed in Alaska and the loan is the same anywhere in the state. Applications, documents and disclosures are all online, and I'm a call or a text away.
How much money do I need to buy in Fairbanks?
If you'll live in it, plan on about 5% of the price as a safe starting number, plus about 2% for closing costs. VA and USDA can take the down payment to zero when you qualify. If you won't live there, plan on usually 15% to 25% down.
Is Fairbanks a good place to buy a rental?
This is my opinion from my own loan files: Fairbanks tends to have lower prices and stronger returns. It's harder to manage from out of state, and building costs are higher because of the cold. My real estate investing Q&A covers financing rentals.
