Eagle River and Chugiak, Alaska
Buying a home in Eagle River, Alaska
I'm Slavik Lund, a mortgage broker with First Rate Financial in Anchorage, and I lend in Eagle River and Chugiak all the time. Both are part of the Municipality of Anchorage, so the loan limits and the military housing allowance match Anchorage. What's different is the property: bigger lots, some homes on a private well and septic, and a drive down the Glenn Highway.

what to know about buying in Eagle River
Same city on paper, different feel on the ground. Here's what changes when you buy north of town.
Is Eagle River part of Anchorage for a mortgage?
Yes. Eagle River and Chugiak are inside the Municipality of Anchorage (Municipality of Anchorage). So the Anchorage FHA loan limits apply, and so does the Anchorage BAH rate. For 2026 the FHA limit for a 1-unit home is $541,287 (HUD).
What kind of homes can I buy in Eagle River and Chugiak?
All kinds. Single-family neighborhoods, condos and townhomes, duplexes and fourplexes, and homes on bigger lots. Every one of them can work with the right loan. What changes is the paperwork, like the well and septic certificate on homes that have them.
Is it harder to get a mortgage in Eagle River than in Anchorage?
No. Same loans, same process, same timeline. An Eagle River file runs just like an Anchorage file. The one extra step shows up on homes with a private well or septic system, and we plan for it from day one.
How should the commute to Anchorage change my budget?
It doesn't change the loan. It changes your monthly number. Count the drive on the Glenn Highway, the fuel and the winter tires when we set your budget. I want you to love your payment on a cold January morning, not just on closing day.
Can I house hack a duplex or fourplex in Eagle River?
Yes. Live in one unit and rent the others. That's exactly how I started, with my first fourplex at 20. The rent from the other units helps you qualify, too. My real estate investing Q&A walks through how it works.

wells, septic and the COSA
Plenty of buyers out here have never owned a home with a well or septic system. It's simple once you know the steps.
What is a COSA, and does my Eagle River home need one?
COSA stands for Certificate of On-Site Systems Approval. In the Municipality of Anchorage, which includes Eagle River and Chugiak, a property served by a well or septic system needs one before the title can transfer (Municipality of Anchorage). A professional engineer inspects and tests the system, and the city issues the certificate. If the home is on public water and sewer, you won't need one.
Who handles the COSA when I buy?
Who orders it and who pays is set in your purchase agreement, and your agent walks you through that part. My job is making sure the timing fits your closing date, so we talk about it the day you go under contract.
Can I get an FHA or VA loan on a home with a well and septic?
Yes. FHA, VA and conventional loans all work on homes with a private well and septic system. The appraiser looks at the systems too, so we line up the paperwork early and nothing surprises us at the end.
Will the lender want the well water tested?
Depending on the loan, the lender or appraiser may ask for proof the water is safe. Even when it's not required, I'd test it. It's your family's drinking water.
What if the septic system fails inspection?
It happens, and it's fixable. The seller can repair it before closing, or you renegotiate. Call me the same day so we adjust the timeline instead of scrambling.

military families and JBER
Eagle River is right up the Glenn Highway from Joint Base Elmendorf-Richardson, so it's on a lot of PCS lists.
What's my BAH if I live in Eagle River and work at JBER?
The same as on base. BAH is based on your duty station, and Eagle River's ZIP 99577 shows the same Anchorage rate anyway (Military Housing Area AK404). For 2026 an E-6 with dependents gets $2,892 a month (DoD BAH lookup). The rank-by-rank table is in my JBER VA loan guide.
Can I buy in Eagle River with zero down on a VA loan?
Does my BAH count as income on a mortgage?
Yes. BAH is tax-free, so lenders can gross it up, which means it counts for more than the number on your LES. My JBER guide walks through the math.
Can I start before I get to Alaska?
Yes. Most of my military buyers start from out of state. Fill out the online application, upload your LES, your orders, a bank statement and your ID, and we build the plan before you land.
Can I buy a fourplex in Eagle River with my VA loan?
Yes. The VA loan covers up to four units with zero down, as long as you live in one of them. The rent from the other units helps you qualify. Here's the fourplex strategy with real numbers.

loans that fit Eagle River
Same loan menu as Anchorage. Here's how I sort it for buyers out here.
FHA, conventional, VA or AHFC: which loan fits?
I run them side by side on your real numbers and we pick the winner. VA if you've served. FHA is forgiving on credit. Conventional mortgage insurance can come off later. And AHFC programs are good for almost everybody, not just first-timers, with income limits on some of them.
What are the 2026 FHA loan limits in Eagle River?
Eagle River uses the Anchorage limits. For 2026 that's $541,287 for 1 unit, $693,050 for 2 units, $837,700 for 3 units and $1,041,125 for 4 units (HUD).
Can I use a USDA zero-down loan in Eagle River?
Maybe. USDA eligibility goes address by address, so I check yours on USDA's eligibility map before we count on it. If the home doesn't qualify, VA, FHA and AHFC still give you low-down options.
How much money do I need to buy in Eagle River?
If you'll live in it, plan on about 5% of the price as a safe starting number, plus about 2% for closing costs. If you've served, VA can take the down payment to zero. We make the money plan together before you shop.
How fast can I get pre-approved?
The application takes 5 to 10 minutes, and ballpark numbers are fine. Once your documents are in, pre-approval can happen the same day.
